Understanding the Complexities of Commercial Lease Obligations

The implicit long-term nature of leases requires an in-depth understanding of lease terms and their legal and practical consequences. Negotiating lease obligations requires foresight to anticipate what will happen if the landlord or tenant must take the lease out of the drawer to address a particular issue. Having a checklist of issues without conceptualizing what could or may happen in entering into a commercial lease may imperil the tenant's or landlord's position. This topic discusses the most common and most complex of commercial lease issues. This information will review commercial lease terms that have legal, business and management ramifications from both the landlord's and tenant's perspective, emphasizing leasing issues unique to the various property types.
